Every unit and owner on one register

Jiwar’s owner registry brings an owners’ association’s buildings, units, owners and residents together in one digital register that stays current. Owners are invited by mobile number and see their own units and shares, while the union’s chairman and board always know who owns each unit and who lives in it — no scattered spreadsheets, no endless messages.

Why one register for an owners’ association?

In many residential complexes, owner data is split between old spreadsheets, WhatsApp groups and papers kept by one board member. With every sale, lease or change in shares, the simple question “who owns this unit?” turns into days of work. Jiwar keeps that data in one register that the union maintains and that every party sees as far as their role allows, so everything else — from maintenance requests to facility bookings — starts from correct data. And when the board changes, the data does not leave with the outgoing member: it stays on the register for the new board.

  • One trusted source for the complex’s data instead of many copies
  • Instant updates for everyone when ownership or occupancy changes
  • An audit trail of who changed what, and when
  • Data that stays with the union when the board changes

What does the unit and owner registry hold?

The register starts from the structure of the complex itself: its buildings, then the units in each building. Every unit has its number and type, its owner or owners with each one’s share, and whoever actually lives there, whether that is the owner or a tenant. Units are tied to the roles in the union, so the system knows who the chairman is, who sits on the board and who the owners and residents are — and gives each of them only what concerns them.

  • Buildings and units with their numbers and types
  • Owners and joint shares within a single unit
  • Residents and tenants kept separate from owners
  • Chairman, board, owner and resident roles with their own permissions

Who is the owner registry for?

For the union’s chairman and board, who need an accurate picture of the complex to make decisions and reach owners. For owners, who want to see their units and shares in one place. For residents and tenants, who raise requests and book facilities in the name of the unit they live in. And if your union works with a property-management company, the company sees only what it needs to serve the complex.

  • The union’s chairman and board members
  • Owners and shareholders
  • Residents and tenants
  • Property-management companies contracted by the union

Build your association’s register in four steps

From creating the union to a complete register that owners keep current themselves.

  1. Create the union

Sign in with your mobile number, create your owners’ union and add the complex and its buildings. The trial is free for 14 days, no card needed.

  2. Add the units

Import units and owners from Mullak with the Jiwar Toolbox, or add them in bulk with their numbers, owners and shares.

  3. Invite owners and residents

The invitation arrives by text message; the owner or resident joins with a one-time code and sees their unit in the app.

  4. Keep the register current

When a unit is sold or leased or its shares change, you update the register once and the change shows across every Jiwar service.

Owner registry: frequently asked questions

Can units be imported from Mullak?

Yes. The Jiwar Toolbox browser extension brings your association’s units and owners from your Mullak account into Jiwar in minutes, after you sign in to Mullak yourself with Nafath. Jiwar never sees your sign-in details.

How are owners invited to join?

The union sends an invitation to the owner’s mobile number, which arrives as a text message. The owner signs in with a one-time code, no password, and then sees their units and shares in the app.

Can tenants and residents be registered?

Yes. Jiwar separates a unit’s owner from the person who lives there, so a tenant is recorded as the unit’s resident without becoming its owner, and can raise maintenance requests and book facilities for it.

Who can see owner data?

The chairman and board see the whole complex, each owner sees only their own units, and service companies see only what the requests assigned to them require. Each union’s data is isolated from every other at the system level.

Where is the data stored?

Jiwar’s data is hosted inside the Kingdom of Saudi Arabia in line with the Personal Data Protection Law, and national ID numbers are stored hashed, never in their original form.

Can units be added without Mullak?

Yes. You can add units one at a time or in bulk from the Units page, with each unit’s number, type, owner and share, and then invite the owners to join.

How much does the unit and owner registry cost?

The registry is part of Jiwar: free for unions with up to 9 units, then from SAR 13 per unit a month before VAT, falling as the union grows.
